Certain financial mortgage calculations will need to be performed by your MS Excel software, such as EFFECT (effective interest rate) and NOMINAL (nominal interest rate), plus normal financial functions such as PV (present value), FV (future value) and PMT (payment). SUGGESTED STEPS ( After saving investca.xls on your computer and starting up your Excel program )

1. Open 'investca.xls' and click on the Investment Analysis tab along the bottom. Then, for example, edit the Purchase Price. As you make changes to your data input fields, you will see the Cash Flow chart change instantly. If you do not get any error messages then your Excel setup is good. Go ahead, run the software and enjoy!
   
   
2. If your Excel setup is unable to perform the required calculations, then you have excluded certain Excel functions when you originally installed your MS Excel software on your computer. Review your manual on how to 'Add In' the above indicated functions now. For example if you are using Excel 97, click on 'Add-Ins' under 'Tools' and make sure that 'Analysis ToolPak' and 'Analysis ToolPak - VBA' are checked.
   
   
3. Alternatively, go to Microsoft 'Help' and contact MS Excel for Technical Support.
